East of the centre of Reagens Parkway is 544 feet; to the west 285 feet. From above, width of the property 235 feet north of Line 8, is 1,014 feet wide. All of above measurements are approximate. A survey is not available at this time. Backs onto proposed route of future Highways 400/404 link. Under present plans, it appears the entire (width) of this highway will be on the subject property. A house with rented apartment and assorted farm buildings are on the property.
Legals: Described as Part of Lot 11, Concession B, and further as 3004 Line 8, Town of Bradford West Gwillimbury.
Zoning/Designation: The property is designated in the new Official Plan, as approved by O.M.B., for a mix of industrial, and industrial/commercial uses. Retail uses are limited in the latter zoning to 10% of the building area for the sale of products produced on site. A breakout of permitted uses is attached.
Planning Status: No site plan or development application has been submitted. The subject property is adjacent to, but not part of Community Plan 4.
Services: A water pipe is in front of the subject property, on the north side of Line 8. Sanitary services have been extended from Reagens Pkwy., along the south side of Line 8, westward to the new Magna building. Near term capacity for both water and sanitary is limited. Availability to be confirmed. It appears a natural progression would be to extend Reagens Pkwy onto the subject property.
Development Charges: Total of $1.10 per square foot of G.F.A., including educational charges. Paid at building permit application. Charges are reviewed each November.
